Middle School Turf Field & Track Improvements

MMS Turf Dec 2013
Football fields at four middle schools have been converted to artificial turf saving the District $150,000 in annual upkeep costs and providing five times more use for community and co-curricular use.

The 2012 Bond provided for turf replacement and track improvements for Beaver Lake, Maywood, Pacific Cascade and Pine Lake Middle Schools.  Installation of an artificial turf field and track for Issaquah Middle School will be completed in the summer of 2017 on the current Clark Elementary school site.

Hellas Construction was awarded the contract for turf replacement and track improvements at Maywood and Pine Lake Middle School in spring 2013. Work at Maywood also included the installation of a new softball field.  Work at Maywood and Pine Lake was substantially complete in December 2013 and approved as Final in April 2014.

Neeley Construction was awarded the contract for turf replacement and track improvements at Beaver Lake and Pacific Cascade in the spring 2014. Both projects were substantially complete by spring 2015.

No change.

May 2016

  • Both projects are complete other than as-built drawings. The as-builts are being processed by the architect.

April 2016

  • Both projects are complete, other than as-built drawings.  The as-builts are being processed by the architect.

March 2016

  • Both projects are complete other than final documentation.

February 2016

  • Both projects are complete other than Operations and Maintenance Manuals.
  • The contractor will start repairing the lines the 1st week of February.

January 2016

  • Both projects are complete other than Operations and Maintenance Manuals.
  • Bowed 5-yard lines were noticed on the south half of Beaver Lake MS and the contractor will correct the lines as weather and schedule allows in January and February.

August 2015

Pacific Cascade Middle School and Beaver Lake Middle School Field Renovations

  • Both projects are complete other than final documentation.

May 2015

Pacific Cascade Middle School and Beaver Lake Middle School Field Renovations

  • Both projects are substantially complete and students have been using it for PE and afterschool sports. The punchlist is near completion.

December 2014

Pacific Cascade Middle School Field Renovation

  • The field and track have been graded and the track has been paved with its porous asphalt paving.
  • The elastic rubber layer has been paved on the field and track with a special paving machine for this application. The field elastic layer is ¾” thick while the track is ½”
  • Two coats of the red structural coating have been sprayed on the track and are awaiting striping once an appropriate weather window opens up.
  • The shot-put area is complete. Miscellaneous areas requiring paving is complete.
  • Disturbed areas of grass are being prepared for seeding and 80% of the fencing is complete.

Beaver Lake Middle School Field Renovation

  • The retaining wall between Challenger and Beaver Lake is complete along with the sidewalk, paving and fence. Challenger is able to use a fully functioning student drop-off/pick up again.
  • The curbing is complete around the field and track and approximately 75% of the fence is complete.
  • The gravel is placed and graded around the track and once compaction is met the paving will be able to be completed. The gravel may require amendment in order to meet compaction and the contractor’s gravel supplier is working on a remedy. The wet and cold weather effect when the asphalt can be placed along with the paving being a special mix due to its porous nature.
  • The sub course of gravel is placed on the field and is waiting for the top course placement. With the finer top course there is hope compaction is not a problem.
  • Due to the one and a half month permit delay by the county we are now working through variable winter season which might add four months to the project. The contractor has continued to work through the wet weather because the existing field tends to drain fairly well but not with the vigor of warm and dry weather. The winter months can effect when the rubber track surfacing or the field’s e-layer is installed because it needs dryer weather along with warmer temperatures. Unfortunately a clear day in winter is usually colder. We will move forward and hopefully will be ready when the Nike Grind arrives.

October 2014

Pacific Cascade Middle School Field Renovation

  • The field and track have graded and the track has been paved with its porous asphalt paving.
  • The elastic rubber layer has been paved on the field and track with a special paving machine for this application.  The field elastic layer is ¾” thick while the track is ½”
  • Two coats of the red structural coating have been sprayed on the track and are awaiting striping once an appropriate weather window opens up.
  • The shotput area is complete. Miscellaneous areas requiring paving is complete.
  • Disturbed areas of grass are being prepared for seeding and 80% of the fencing is complete.

Beaver Lake Middle School Field Renovation

  • The field and track have been graded to subgrade.
  • The main collector lines for the field and track are nearly installed.  Half of the track undrain is installed.  The flow control and filter structures will start within the week.
  • 90% of the curbs are installed and the field liner and underdrain installation should start the week of October 20th.
  • The retaining wall between Challenger ES and Beaver Lake MS is complete and backfilled.  The sidewalk should be poured and paved the week of October 20th depending on the weather.
  • 75% of the fence posts are installed.

August 2014

Pine Lake Middle School and Maywood Middle School Field Renovations

  • Project is complete.

Pacific Cascade Middle School Field Renovation

  • The existing football field and track is stripped of sod and nearly all the concrete curbing is demolished.
  • The subgrade is established and the contractor is starting to form for the new concrete curbing.  The rotation is slightly angled from its existing position to allow for eight track lanes.
  • Approximately four trees had to be removed due to the closeness of the root ball to the curbing. This will lessen the likelihood the curb, track or field will be damaged if the trees blew over.  The irrigation mainline supplying water to the softball and baseball field conflicted with the location of the new drain lines and will have to be lowered to remove the threat of damage.

Beaver Lake Middle School Field Renovation

  • It appears the King County Building Department may be ready to release the permit fairly soon.  We have requested an early release for the demolition, sod removal and construction of the new retaining wall so we can move forward while King County is finalizing the paperwork.
  • We have requested the bonds, insurance and the contract from the contractor so we are ready to proceed as soon as we have approval.

June 2014

Pine Lake Middle School and Maywood Middle School Field Renovations

  • The projects are complete and are in use other than a few minor punch list items.  The contractor is processing the as-built drawings, O&M manuals, and warranties.
  • Padlocks with District keying have been ordered and should be here shortly.  The schools are using temporary padlocks in the interim.
  • An electronic locking system using security cards is ordered to test on one of the gates.  If it’s successful, gates will be modified at both sites to allow key card access for rentals, eliminated lost or stolen keys, and offering the ability to allow the key cards to only work at certain times.

Pacific Cascade Middle School and Beaver Lake Middle School Field Renovations

  • Bids were opened June 19, 2014. Work is scheduled to start July 7, 2014 and site work completed near the end of October.
  • Both fields were bid and came within budget.  The schools have reviewed the plans and changes were made to accommodate their needs as best as possible considering site or budget constraints.
  • The permit process is complete for PCMS but King County is requesting further adjustment for the BLMS storm water drainage system.  The architect is working to resolve the issue.

Pacific Cascade Middle School Field Renovation

  • SEPA is complete, Stormwater permit is approved and the construction permit is approaching approval by King County.
  • Met with PE and coaching staff to review any concerns not addressed on the current plans.
  • The intention is to bid the field and track as a single project and not combine it with Beaver Lake MS as one larger project. This should reduce the chance one project could affect the other’s schedule.
  • The preliminary schedule is to open the bid June 19, 2014, start work July 7, 2014 and complete the site work near the end of October.

Beaver Lake Middle School Field Renovation

  • SEPA is complete, Stormwater permit is approved and the construction permit is currently being reviewed by King County.
  • The site could only accommodate a 7-lane track where it currently exists.  If the retaining wall was moved to the sound encroaching Challenger Elementary northern property line, an 8-lane track would be possible.  Beaver Lake will now match all middle school sites in ISD.  This change has extended the amount of time King County will need to review the plans.
  • Met with PE and coaching staff to review any concerns not addressed on the current plans.

April 2014

Beaver Lake Middle School and Pacific Cascade Middle School Field Renovations

  • Plans for both fields are submitted to King County DDES.
  • Plan review with both schools is scheduled for familiarization of the project and discussion of timelines;  concerns/requests will not be addressed at this time.
  • The SEPA has been advertised and posted with neighbors for comment.

October 2013

Pine Lake Middle School and Maywood Middle School Field Renovations

  • Pine Lake's artificial turf has been installed on the playing field, all the markings and line for football, soccer, and girls and boys lacrosse cut in and glued or sewn in place. The rubber and sand infill is spread and brushed into the fibers and is in the final sweeping for even distribution.approximately 20 yards and have started sewing the seams.
  • Pine Lake's track is now coated with the red structural spray (track top finish) and is awaiting the striping and lane markings. This is dependent on no rain or dew but the stripers are on standby when the opportunity arises.
  • The fencing at Pine Lake is complete other than areas unfinished to allow access for grading and cinder placement in the shotput area. Grading and restoration has started in the areas used for staging and stockpiling during construction. The project should be nearly complete, weather permitting, this week.
  • Maywoods red structural spray (track top finish) is applied but the striping is not complete. The artificial turf installation has started today. The field is approximately 3 to 4 weeks behind because Hellas construction chose to use the same contractor to do both fields and they couldn't start Maywood until Pine Lake was finished. While it's not ideal and not what we would choose , the turf installation contractor is dedicated and the quality of work is very good. If we are going to be late, at least we can feel confident about the installation. The track stripers will have to coordinate with the turf installers so they work can be performed at the same time now.
  • The fence is about 75% complete and now that the site is completely graded (other than some shovel and rake grooming), they can come back and finish. Due to the tight sight and elevation changes a few of the field access ramps and walks required adustment and reconfiguration. As a change order the contractor is providing the modifications and handrail adjustments to provide a safe and accessible site.

September 2013

Pine Lake Middle School and Maywood Middle School Field Renovations

  • Pine Lake’s football field and track have been graded to finish grade. The field has its elastic layer on the surface and they have started installing the turf material.  They have set approximately 20 yards and have started sewing the seams.
  • Pine Lake’s track is paved with porous asphalt and they are fine tuning the surface so the rubber track surface can be installed.
  • Maywood’s softball field is completed and in use by the school for PE and softball.
  • Maywood’s football field is graded and they have started installing the elastic layer.
  • Maywood’s track is nearly graded and they expect to start paving it within the week, pending appropriate weather.

August 2013

Pine Lake Middle School and Maywood Middle School Field Renovations

  • Maywood’s softball field has been subgraded, sprinklers, installed, base sand, infield mix and root medium sand has been installed and leveled. Sod will be placed this week.
  • Maywood’s football field is stripped of sod and they are nearly complete grading the track and field to subgrade. Concrete curbs are to start this week.
  • Pine Lake’s football field is stripped of sod and they are nearly complete grading the track and field to subgrade.  Concrete curbs are to start this week.
While Maywood’s softball field is on schedule, the football fields and track at both schools are approximately three weeks behind schedule. The contractor has been notified the schedule will not be extended because they are having trouble getting manpower or truckers to haul off the spoils.  They fought for the projects and they know we are serious about bringing the project back on schedule. They have guaranteed they will work the extra hours and reinforce their equipment and manpower to complete the project. Extra equipment and manpower has started showing up this week.  We will continue to monitor the contractor’s schedule.

May 2013

Pine Lake Middle School and Maywood Middle School Field Renovations

  • Pine Lake and Maywood Middle School bids have been opened.  Once awarded and the contractor provides the required paperwork, they will start on Maywood’s softball field first.  It is scheduled for completion with the start of school in September because this will be their only PE activity field.  Maywood and Pine Lake’s turf fields will start after school is out and have a mid-October completion schedule.
No additional documents are available for this project.
